I feel a bit mean only giving 2 thumbs, based on a slightly scanty breakfast and a lack of phone facilities, as there are a number of plus points. First it is a reasonable walk from the station and doesn't involve a steep ascent with backpacks. Even more important for those with young children, it has good play facilities and is set back from the road. There are a number of adjacent ground floor rooms, not particularly attractive from outside but secure, comfortable and with a fine outlook from the back.
